Over the past decade, Horry County’s housing market has surged, with home prices climbing significantly — the median price for a single-family home reached $360,000 by December 2024, up from $160,000 in 2012. As of January 2025, prices rose 1% year-over-year, with homes selling for a median of $335,000 after an average of 119 days on the market. Condo prices have held steady at $250,000, though flood insurance changes have impacted some coastal sales and driven up HOA fees.

Despite continuous development, population growth has outpaced housing availability. Between 2000 and 2010, the housing stock grew by 52.3%, but from 2010 to 2015, that growth slowed to just 2.8%. With 79,890 new residents but only 19,807 new housing units added, demand has consistently outstripped supply, contributing to higher rents and home prices.

In Horry County, the most densely developed areas are the South Strand and North Strand, with growth surging in recent years. Yet, the highest concentration remains in beachfront resort communities. Outside these hubs, unincorporated areas tend to be less developed, with sprawling neighborhoods stretching along major roadways. Residential and commercial developments are often separated, except in downtown areas and beachfront zones. Over the past 40 years, residential growth has been substantial, primarily through large subdivisions that lack integration with nearby communities or convenient access to services. Creating walkable, connected neighborhoods in these areas can be challenging due to extensive wetlands, but thoughtful regulations and site design can enhance livability. Additionally, redevelopment offers valuable opportunities to improve community design and functionality.

The county’s Imagine 2040 plan seeks to balance growth with sustainable community design, aiming for distinct rural, suburban, and urban areas. The plan calls for revised zoning and land development regulations to enhance transportation access, job proximity, and overall community health. Programs like the Conway Housing Authority and the HOME Program help low-income residents secure affordable housing and avoid eviction, while the Horry County Housing Commission works to increase the availability of supportive and affordable housing.
